DESIGN/ ECONOMIC RESTRUCTURING

Best Large Scale Project

Sedona Main Street Program nominates Orchards Inn of Sedona for Arizona Main Street 2009 Best Large Scale Renovation Project.  This project was to change an old, aesthetically and mechanically outdated 1960’s motel into a peaceful and tranquil Inn that meets the needs of today’s consumer. The owner’s vision was to create value for the Inn, thereby increasing occupancy directly correlating to

increased bed tax for the city...….a win – win for everyone.

Orchards Inn has transformed the exterior of the building into a welcoming one. All exterior doors to the rooms are a deep stained, southwestern designed solid wood. The façade was repaired and painted to blend with the surrounding red rock views. All the “gravel” landscaping has been replaced with indigenous plants accented by red rock boulders, for a cohesive and attractive entrance to the hotel.

The lobby of the hotel has also been completely overhauled. Before, when entering the motel, no views could be seen. Now as you enter, the first view is a panorama of the Mogollon Rim and red rocks that surround Orchards Inn. The lobby serves guests at check-in but also as a gathering space to relax and enjoy complimentary treats and drinks.

The mechanics of the original motel needed to be removed and updated. It operated on one air/heat circuit. Once the heat was turned on, only heat could be used throughout the motel; the same was true for air conditioning. Now with the installation of individual climate controls in every room, the Inn is lessening the impact on the city’s power grid.

Each and every guest room was gutted. Third floor rooms all come with a fireplace and private balconies, with new comfortable outdoor seating and tables. Second floor rooms all come with outdoor seating on their private balconies with new seating. First floor rooms have a combined “open concept” balcony for larger gatherings. Large groups that travel together can request first floor rooms to take advantage of the 20 ft deep seating area that spans the entire length of the hotel.

As for the interior of each guest room, Orchards Inn has created the peaceful, tranquil spaces that dramatically compliment the stunning red rock views. Eco-friendly drapery and carpets made with sustainable fabric were installed. The towels and bedding are now all white cotton to reflect a fresh and clean appearance.  All guest room furniture has been replaced with dark stained oak, clean contemporary furniture designs that accommodate today’s busy, techno-savvy guest. For example, custom table lamps that have 3 electrical outlets built into the bases are in every room, so guest no longer need to search for a location to plug and recharge laptops, cell phones and even c-pap machines. Each room has access to the internet and each room now has a 36 inch flat screen television. Oversized framed mirrors are strategically placed in each room to reflect the scenic red rocks; guests are now surrounded by extraordinary views even inside their guest rooms.

Orchards Inn is a contemporary, clean, eco-friendly Inn with an environment conducive to its surroundings.

We are proud to nominate Orchards Inn for Arizona’s Best Large Scale renovation for creating a restful and relaxing Inn destination that makes you wish it were your home.
